The luxurious five-star hotel provides accommodations in a metro area as well as permanent, custom-designed residences on the top floors. The 26-story structure features 151 guest rooms, including 31 suites, and 53 condominiums, as well as a spa and nearly 17,000 square feet of indoor and outdoor event space. The tower also contains a 111,820 square foot below grade parking deck.

The structure consists of concrete columns, shear walls and post-tensioned horizontal slabs and rebar.

The building design was to follow traditional detailing to allude to a more French Beaux-Arts Style Architecture. At the same time we wanted to utilize a material that was lasting and durable. Combining these was the objective. It is not always easy to incorporate the level of architectural detailing in precast concrete and at the same time maintain an affordable cost per square foot. The architect created a standardization of detail, a set of templates as such, which would be appropriate to the applicable scale and use, incorporated throughout the design.

One particular area on the tower that required innovative engineering was to design a cost effective panelization scheme for the Punched Window openings and Walk-out Balconies.

The Gate Precast’s engineer devised a method of casting a prestressed window punch precast panel that incorporated walk-out balconies. This value engineering suggestion was instrumental in the final decision to use precast on the exterior because of its time-saving and money-saving benefits. The punched openings also allowed for easy and fast installation of the windows from the interior, as well as providing a simple and effective waterproofing detail around the windows.

Tower Crane Restraints was another design challenge that Gate Precast overcame by using cardboard tube voids in the cornices which created savings on concrete, hauling, bearings and connections, and installation.

Architectural precast offered a very high quality natural stone appearance at a lower cost than real stone. The Gate Precast was able to provide a rich limestone-like appearance using custom colored aggregate and matrix. The sparkle in the matrix added to the natural appearance.

The flexibility of the precast allowed for custom detailing befitting a project of this quality, including cornices projecting as much as five feet, a stone block appearance at the base of the building, and customized window surrounds. The details provide the three dimensional depth typical of natural stone buildings. The thickness of the precast panels allowed us to utilize a double sealant detail between panels, providing an extra measure of waterproofing protection for this high-end project.

The ability to flawlessly repair the precast, the quality control provided by fabricating at the plant, and the superior weatherability and minimal long term maintenance costs that reduce homeowner’s fees also factored into the decision to use precast.

The ability to quickly close in the building with precast allowed the hotel at the base of the building to open long before the residences above were completed.

The architect incorporated an innovative method of reviewing shop drawings by utilizing electronic files in addition to the hard copy. This allowed the design team the ability to do overlays in the computer making direct comparisons of the drawings to their work. A modification drawing (red-mark type) could be created to show where the modifications were needed. This process allowed accurate delivery of information, cutting the fabrication time and providing on-time delivery with few problems for a complicated design application for precast.

Ornate cornice panels are located at sixth, twelfth and twenty fourth floors. The main cornice panel mold was built to accommodate returns to the face edges for both ends.

Upper Dormer Panels - an architectural master piece that was built to accent the roof line showing not only elegance but a flair of beauty.

The design and detail of this panel was an overall challenge. The architectural design required several different radii, steps from one level to another and geometrical designs. Each part of the mold was built independently then assembled together to frame dormer windows.
