The project team worked with a tight schedule, owing to the client’s termination of its lease and plans to move from their existing space in 18 months. In that timeframe, the team had to design and construct a six-story headquarters and five-level parking structure. To achieve this, designers used architectural precast concrete panels in conjunction with curtain wall. This combination saved time on the front end of the project, giving the team breathing space for planning interiors.

Panels feature the same basic concrete mix but included exposed-aggregate, sandblasted and retarded-finish textures. White accent spandrels and cornice pieces at the entry tower provide contrast and visual interest. The two-story colonnade features two-color spandrels, which required extra care. In addition, several sections feature load-bearing panels to reduce structural components. These areas comprise the entry tower (which features a cast-in-place concrete roof) and the “flying cornice” accenting the parapet above the drive-through entry plaza.

The project encompassed 59,235 square feet of precast concrete in 481 pieces, which included load-bearing columns, flat spandrels, L-shaped entablatures, sloped cornices, wall panels and screen walls.
